Dholera is about 100 km south-west of Ahmedabad. DURABLE With the Ahmedabad-Dholera Expressway reported operational since March 2026, the drive is reported cut to roughly 40 minutes to 1 hour, from the earlier 2 to 2.25 hours. REPORTED Exact times vary by source and starting point.

SourcesDholera SIR official 2026Trade & press coverage (expressway) Mar 2026
How big is Dholera?

Dholera SIR spans about 920 sq km of planned area (~360 sq mi). DURABLE Of that, roughly 580 sq km is developable and about 422 sq km is set for urban development; about one-third of the developable land sits in the Coastal Regulation Zone. REPORTED

The build is phased over about 30 years. The often-quoted comparison to being several times the size of a large city refers to this 920 sq km planning envelope, not built-up area.

SourcesDholera SIR official 2026NICDC DMU report 30 Jun 2026
What is the Activation Area?

The Activation Area is the roughly 22.5 sq km phase-1 plug-and-play zone inside Town Planning Scheme 2, where the trunk infrastructure was built first. DURABLE The NICDC ledger reports its trunk infrastructure works as complete. REPORTED It is about 4.25% of the developable land. An older 2020 target of about 120,000 residents and 80,000 jobs for this zone has lapsed.

Why is Dholera famous?

Dholera is India's flagship greenfield industrial smart city and the largest node of the Delhi Mumbai Industrial Corridor. DURABLE It is the site of India's first major commercial semiconductor fab (Tata Electronics with PSMC, Rs 91,000 cr, under construction) and a large solar park, which is why it draws national attention. DURABLE Some media call it India's Shanghai; that is a media label, not an official claim.

SourcesPIB (ISM Tata fab) 2024NICDC 2026
Is anything actually happening in Dholera, or is it just a plan?

There are documented, dated anchors on the ground. The Tata semiconductor fab (Rs 91,000 cr) is under construction and reported past the halfway mark. REPORTED About 300 MW of solar is commissioned. DURABLE The Ahmedabad-Dholera Expressway is reported operational (March 2026), and Activation-Area trunk infrastructure is reported complete. REPORTED

Being honest about the other side: timelines here have slipped repeatedly, land acquisition was litigated, and most of the 920 sq km is still to be built. So it is neither vaporware nor finished; it is an early-stage build with real, sourced anchors.

SourcesNICDC DMU report 30 Jun 2026CEA Solar Parks quarterly Sept 2025
What is the DMIC and how does Dholera fit in?

The Delhi Mumbai Industrial Corridor is a large industrial-corridor programme anchored on the Western Dedicated Freight Corridor. Dholera is one of its nodes and is often described as its largest node. DURABLE A dedicated Western DFC spur directly into Dholera is not reliably sourced; Dholera sits in the corridor's influence zone.

SourcesNICDC 2026
How many villages make up Dholera SIR?

Dholera SIR was formed from 22 villages of Dholera taluka. DURABLE A full verified list of the 22 named villages is not reliably sourced: the list that circulates online is internally inconsistent and even includes villages that sit in other districts, so we publish the count only and do not print an unverified list of names.

Is the Dholera airport ready or open?

Dholera International Airport is not open yet. As of July 2026 it is reported about 80% complete after a review by the Union Civil Aviation Minister, with commercial operations targeted for September-October 2026. TARGET

Be careful with the opening date: the airport has a single runway (3,200 m, Code 4E) and its opening has slipped repeatedly since around 2010, so we present the date as a target, never as achieved. The earlier December 2025 target was missed.

Is the Ahmedabad-Dholera Expressway open?

Yes. The 109 km greenfield access-controlled Ahmedabad-Dholera Expressway is reported inaugurated by the Prime Minister on 31 March 2026 and operational. REPORTED It is built by NHAI with a 120 km/h design speed.

Travel time from Ahmedabad is reported cut to roughly 40 minutes to 1 hour. REPORTED Lane count is reported inconsistently (NICDC's ledger says 6-lane; earlier sources say 4-lane expandable to 8), so we label it as reported, verify as-built. Construction cost is cited as about Rs 3,196 cr, or about Rs 4,373 cr including land.

What about rail connectivity to Dholera?

The Ahmedabad (Sarkhej) to Dholera semi-high-speed rail was approved by the CCEA and confirmed via a PIB release on 13 May 2026. Cost is about Rs 20,667 cr for a roughly 134 km double line, described as India's first semi-high-speed rail using indigenous technology, completion targeted up to 2030-31. TARGET

It is planned to connect Ahmedabad, Dholera SIR, the upcoming Dholera airport and the Lothal heritage complex. The often-quoted 220 km/h speed and 45-48 minute journey are press figures; the official PIB release states the cost, length and timeline, not a speed. REPORTED

SourcesPIB (rail, CCEA) 13 May 2026
How fast will the Dholera train be?

Press reports cite a 220 km/h design speed and a 45 to 48 minute journey. REPORTED These are press figures only: the official PIB release states the cost (Rs 20,667 cr), length (~134 km) and completion target (2030-31), but does not state a speed, so we do not present 220 km/h as official.

What happened to the Vedanta-Foxconn Dholera fab?

Vedanta and Foxconn signed an MoU with Gujarat in September 2022, widely cited at about US$19.5B. Foxconn withdrew on 10 July 2023 and that project never built anything. DURABLE The US$19.5B was a joint-venture project value, not committed capital.

A separate solo Vedanta Dholera fab claim (reported around Rs 1.54 lakh cr, first chip ~2027) is an announced or restructured claim, not a confirmed build. The bankable, breaking-ground fab in Dholera is the Tata + PSMC one.

How much solar power is there in Dholera?

The safest, official position: about 300 MW is commissioned and operational (Tata Power's 300 MW plant), 1,000 MW is sanctioned as Phase-I, and 5,000 MW (5 GW) is the ultimate target by around 2030. TARGET

The NICDC ledger and the CEA quarterly both confirm 300 of 1,000 MW commissioned, with 700 MW under development targeted March 2027 (developers include Tata Power, ReNew, SJVN, Vena, TEQ Green; agency GPCL). DURABLE Some 2026 reports claim over 1,200 MW commissioned, which is not reconciled against official data, so we publish about 300 MW.

Is Tillman Global investing Rs 83,000 crore in Dholera?

Treat this with caution. The roughly Rs 83,000 cr Tillman Dholera figure is unverified and likely conflated: Tillman Global's traceable India data-centre commitment is a separate project of about Rs 15,000 cr in Andhra Pradesh. Does Dholera have enough water for data centres?

Water is a real constraint, handled honestly. Current desalination is about 20 MLD, sized for the Activation Area. REPORTED DICDL floated a tender on 9 July 2026 to appoint consultants for a 200 MLD seawater desalination plant, which is at consultant stage, not built. REPORTED The final SIR-wide water requirement is officially still stated as unknown, so we do not claim abundant water.

Can I buy a plot in Dholera?

Yes, you can buy in RERA-registered projects inside the SIR. Before paying, always confirm the GUJRERA registration number, the N.A. (Non-Agricultural) status, DSIRDA layout approval and a clear title. DURABLE

This site is independent and does not sell plots, so this is process guidance, not a recommendation. Prefer verified in-SIR RERA plots over roadside agricultural land marketed as being in the SIR.

SourcesGujRERA registry 2026Aggregator listings & Gujarat norms 2026
How do I verify a Dholera RERA registration?

Go to gujrera.gujarat.gov.in, open Registered Projects, filter District = Ahmedabad and taluka = Dhandhuka (some newer ones tag Dholera/DSIRDA), and search the project or promoter name. DURABLE

Check the sanctioned layout, FSI, validity and expiry, and confirm your brochure's plot numbers match. A blanket 'RERA approved' is not a number: get the actual registration number and verify it live before any payment.

SourcesGujRERA registry 2026Aggregator listings & Gujarat norms 2026
What does a Dholera RERA number look like?

The format is: PR/GJ/AHMEDABAD/[DHOLERA-DSIRDA or DHANDHUKA]/[type]/[unique code PAAxxxxx]/[registration date][/expiry]. DURABLE Dholera SIR villages fall under Ahmedabad district, Dhandhuka taluka.

Some real, reported example numbers (confirm each live on the portal before relying): Bliss 107 PR/GJ/AHMEDABAD/DHOLERA/DSIRDA/PAA12751/040124/310328; Fidato Luxuria PR/GJ/AHMEDABAD/DHANDHUKA/Others/PAA07658/101120. What is N.A. status and why does it matter?

N.A. means Non-Agricultural status. Agricultural land must be converted to Non-Agricultural before legal construction. Land inside an approved TP scheme is treated as N.A. by Gujarat rule. DURABLE A common red flag is agricultural land marketed as being in the SIR without N.A. status, so always confirm N.A. before buying.

SourcesDholera SIR official & reference (land mechanics) 2026
What are the stamp duty and registration charges in Dholera?

In Gujarat, effective stamp duty is about 4.9% (3.5% basic + 1.4% surcharge) plus 1% registration. DURABLE A registration-fee waiver for property in a woman's sole name is documented; a separate '1% stamp-duty concession for women' claim is not reliably corroborated, so treat that one as unverified.

SourcesDholera SIR official & reference (stamp duty) 2026
How are plots measured in Dholera, and what are the conversions?

Plots are quoted in square feet, square yard, bigha or acre. Safe conversions: 1 acre = 4,840 sq yd = 43,560 sq ft; 1 sq yd = 9 sq ft. DURABLE

1 bigha in Gujarat is commonly about 2,500 sq yd (roughly half an acre), but bigha is not standardised and varies by region, so always confirm the local bigha before relying on it. DURABLE

SourcesDholera SIR official & reference (conversions) 2026
What drives plot value in Dholera?

Value direction (not amount) is driven by: proximity to the Activation Area; TP-scheme status and Final Plot (FP) number allotment; N.A. status; and nearness to the airport, expressway, central spine road and rail. DURABLE Serviced N.A. plots inside sanctioned TP schemes command more than raw or agricultural land.

SourcesAggregator listings & Gujarat norms 2026
What are the red flags when buying in Dholera?

Documented red flags: agricultural land marketed as 'in the SIR' without N.A. status; plots far outside the Activation Area sold as prime; unregistered or non-RERA projects; and unclear title. DURABLE Also treat any promise of guaranteed appreciation or assured returns as a warning sign, since no government source guarantees appreciation.

SourcesDholera SIR official & reference (red flags) 2026
What documents should I check before buying land in Dholera?

Before buying, verify the sale deed, mother deed, a 30-year Encumbrance Certificate, the 7/12 extract, and tax receipts, and confirm the title chain on AnyROR Gujarat. DURABLE Also confirm GUJRERA registration, DSIRDA layout approval and N.A. status.

The process: execute the deed, pay duty (about 4.9% stamp + 1% registration), complete biometrics at the sub-registrar (Dhandhuka for Dholera SIR), and obtain the Khata.

Is it safe to buy in Dholera?

A purchase can be reasonably safe if you buy a RERA-registered, N.A., clear-title plot inside the SIR and verify every document, ideally with independent legal help. DURABLE The regulated land framework (GUJRERA, TP schemes, N.A.) exists precisely to make verified buying safer.

The honest caveats: timelines slip, most of the city is unbuilt, and appreciation is never guaranteed. Treat any 'assured return' pitch as marketing, not fact. This site does not sell plots and offers no investment advice.

SourcesDholera SIR official & reference 2026GujRERA registry 2026
Should I visit Dholera before buying?

Visiting is ideal, but a purchase can still be made safely with fully verified documents (RERA, title, 7/12, N.A.). DURABLE If you cannot visit, lean harder on independent legal verification of the specific plot's papers before paying.

SourcesGeneral RBI/FEMA rules 2026
Is there an official price for Dholera land?

There is no official government per-plot market price for Dholera. The government publishes a land-pricing policy and base allotment framework (dholera.gujarat.gov.in/land_pricing), not a live market rate per plot. What is the price of a plot in Dholera?

There is no official or guaranteed price, so we can only share an indicative broker-quoted range, clearly unverified. In 2026, residential plots are commonly quoted around Rs 6,000 to 12,000 per square yard (roughly Rs 650 to 1,350 per sq ft), varying widely by TP scheme, road width and proximity to the Activation Area, expressway and airport. REPORTED

This is indicative and broker-sourced, not a government or guaranteed rate. Ask the developer for the full all-in price in writing for the specific plot, and never treat a broker range as the price. This is not investment advice.

Will Dholera plots appreciate or give guaranteed returns?

No source guarantees appreciation, and guaranteed appreciation or assured returns is speculative marketing, not fact. DURABLE Dholera has real fundamentals (dual-government backing, anchors, connectivity, regulated land), but any return should be treated as an expectation, not a promise. We never quote a return figure, and this is not investment advice.

How do I get a real price for a specific Dholera plot?

Ask the developer for the full all-in price and payment schedule in writing, check the official land-pricing policy for base guidance, compare a few RERA-registered projects rather than roadside agricultural land, and add stamp duty (~4.9%) plus registration (~1%). DURABLE Get the specific plot's number and confirm it against the RERA layout.

What is the difference between Dholera and GIFT City?

Dholera SIR is a greenfield industrial and manufacturing smart city on the Ahmedabad-district coast (~100 km SW), focused on semiconductors, solar, manufacturing and logistics, under the Gujarat SIR Act 2009, in early build-out. DURABLE

GIFT City is Gujarat International Finance Tec-City near Gandhinagar (~12 km from Ahmedabad airport), focused on banking, capital markets, insurance, funds, fintech and bullion, regulated by IFSCA, and already operational. GIFT is India's first operational greenfield smart city and IFSC. DURABLE Different purpose, different stage.

SourcesDholera SIR official & reference (Dholera vs GIFT) 2026
Is Dholera India's first smart city?

That claim is imprecise. The label 'first operational greenfield smart city' more accurately applies to GIFT City. DURABLE Dholera is India's flagship greenfield industrial smart city and DMIC node, and home to the country's first major commercial semiconductor fab, but 'India's first smart city' is marketing, not a precise fact.

SourcesDholera SIR official & reference (myths) 2026
Is Dholera the biggest greenfield city in the world?

The 920 sq km planning envelope is official, but only about 422 sq km is urban-developable and the build is phased over about 30 years. REPORTED 'Biggest in India or the world' is an unverified superlative, so we present the area figure and skip the superlative.

SourcesDholera SIR official & reference (myths) 2026
Has Dholera been delayed?

Yes, delays are documented and we do not hide them. The DMIC was announced around 2009, land transfers ran 2011-15, then the Gujarat High Court stayed the SIR land acquisition in 2015 after farmer petitions, and a 2017 report found only about 290 of 900+ sq km then secured. REPORTED Business Standard called the DMIC 'a tale of abandonments and delays' in 2017.

The counter to 'nothing is happening' is equally real: the Tata fab is under construction, ~300 MW solar is operational, and the expressway and Activation-Area trunk infrastructure are reported done. Both things are true at once.

SourcesBusiness Standard (DMIC delays) 2017Dholera SIR official & reference 2026
What are the risks with Dholera?

The honest risk list: timelines slip (airport, fab and rail dates are targets, not guarantees); most of the 920 sq km is still unbuilt; land acquisition was litigated; water is a real constraint (current desalination ~20 MLD); and the market is full of broker claims, unverified prices and 'assured return' pitches that are not backed by any government source. REPORTED

None of this makes the anchors unreal, but it is why every figure on this site is labelled and why we say 'not verified yet' rather than guess.

SourcesDholera SIR official & reference (myths/flags) 2026
Why do people invest in Dholera?

The grounded case: dual-government backing (Gujarat 51% + Centre 49%), real anchors (Tata fab Rs 91,000 cr under construction, ~300 MW solar operational, ASML partnership), fast-arriving connectivity (expressway operational, rail approved, airport in progress), a regulated land framework (RERA, TP schemes, N.A.), and early-stage entry. DURABLE Treat any specific return expectation as your own judgement, not a guarantee. This is not investment advice.

The plan is an IoT-managed, solar-powered green-grid city with residential, commercial and recreational zones close together, and an ICCC running utilities and safety. TARGET This is the vision: residential habitation is still early, since the city is in build-out, so day-to-day livability today is limited. REPORTED

Cross-check against primary sources: dholera.gujarat.gov.in (official), PIB releases (fab, rail), the NICDC ledger, CEA for solar, and gujrera.gujarat.gov.in for RERA. How does Dholera compare to other smart cities in India?

We stay neutral and do not rank cities. What is distinctive about Dholera, on sourced facts, is its scale (920 sq km planned), its DMIC flagship-node status, its dual-government backing, and a confirmed Rs 91,000 cr semiconductor fab under construction. DURABLE GIFT City, by contrast, is a smaller, operational finance city. Comparisons to specific other cities beyond these facts are not something we assert.

How will Dholera handle waste?

The sanctioned plan provides for about 25 TPD waste segregation, 30 TPD bio-methanation, two 25 TPD incinerators, roughly 717 tonnes-per-year e-waste handling and a 28-hectare integrated landfill in the Activation Area. REPORTED These are planned or under-construction capacities from the sanctioned profile, base around 2016.

Why was Dholera chosen for a semiconductor fab?

The pack does not give an official single reason, so we will not invent one. What is documented: Dholera offers large, government-controlled industrial land inside a regulated SIR, dual-government backing, trunk infrastructure built first, planned power and water, single-window clearance, and central India Semiconductor Mission support covering 50% of eligible cost. DURABLE Those are the enabling conditions; the specific siting decision rationale is not something we assert beyond that.

What is the future of Dholera?

The plan is a phased build toward a large industrial smart city with a promotional target population of about 1 million over roughly 30 years, anchored by semiconductors, solar, manufacturing and logistics. TARGET Near-term, the watch items are the airport (targeted late 2026), the fab's first silicon (targeted late 2026) and the rail (targeted 2030-31), each a target that has a history of moving. We track these rather than promise them.

What is the minimum investment to buy in Dholera?

There is no official minimum, and we do not quote a specific rupee figure because prices are unofficial and vary widely. As indicative broker context only, residential plots are quoted around Rs 6,000 to 12,000 per square yard in 2026, so the total depends on plot size, location and add-ons like stamp duty (~4.9%) and registration (~1%). Are there schools and hospitals in Dholera?

The master plan reserves zones for public facilities, education and healthcare, but the pack does not confirm operational schools or hospitals inside the SIR yet, since residential build-out is still early. REPORTED For present-day services, nearby towns and Ahmedabad are the practical reference. We do not claim specific facilities that are not sourced.

Is Dholera part of PM Gati Shakti?

Yes. The approved Ahmedabad-Dholera semi-high-speed rail is stated to be on the PM Gati Shakti master plan, which coordinates infrastructure across ministries. DURABLE This aligns Dholera's connectivity with the national infrastructure-planning framework.

SourcesPIB (rail, CCEA) 13 May 2026
Is Dholera overhyped?

The honest read: Dholera is neither pure hype nor a finished city. The hype is in round-number investment headlines, guaranteed-return pitches and firm airport or fab dates, none of which the primary sources support. The substance is real and dated: a Rs 91,000 cr fab under construction, ~300 MW solar operational, an operational expressway and approved rail. REPORTED We separate the two by labelling every figure and refusing to guess.

Is power available in Dholera?

The Activation Area has reported power infrastructure including three 66 kV substations, 400/220 kV transmission and about 115 km of underground power ducting, managed via the ICCC. REPORTED So power infrastructure exists in the built-first zone; availability to a specific plot depends on where it sits within the SIR.

Will there be enough water for people living in Dholera?

The Activation Area plan provides about 100 MLD potable water available with a 50 MLD treatment plant, a 10 ML reservoir and 82 km of pipeline. REPORTED Beyond that zone, the SIR-wide water requirement is officially stated as still unknown, and current desalination is only about 20 MLD with a 200 MLD plant at consultant stage. What is the best time to visit Dholera?

The pack does not give tourist-season guidance or climate normals, so we will not invent them. Are the marketing claims about Dholera true?

Some are grounded, many are inflated. Grounded: the Rs 91,000 cr fab, ~300 MW solar, the operational expressway, dual-government backing. Commonly overstated: guaranteed appreciation, firm airport or first-chip dates, round-number cumulative investment, '1,200 MW solar', and unverified village lists. What is the semiconductor opportunity in Dholera?

Semiconductors and electronics are Dholera's flagship sector. The anchor is the Tata Electronics + PSMC fab (Rs 91,000 cr, up to 50,000 wafers/month, 300mm, nodes 28 to 110 nm, ASML as lithography partner), which makes Dholera home to India's first major commercial semiconductor fab. What is the logistics and trade opportunity in Dholera?

Dholera's logistics case rests on being the flagship DMIC node with fast-arriving multi-modal connectivity: the 109 km expressway (open), the international airport (near, in progress), the semi-high-speed rail (cleared), the Western DFC-anchored DMIC influence zone (a direct Dholera DFC link is not yet confirmed) and a Gulf of Khambhat coastal location. Pharma and biotech, agro and food processing are official target sectors, positioned around Gujarat's pharma strength and the SIR's clean, planned zoning. [[DURABLE sector intent]] Confirmed named anchors here are not yet reliably sourced, so we present them as opportunity, not as operating industries.

SourcesDICDL sector list 2026
Why is Dholera attractive for data centres?

Honest positives: plug-and-play trunk infrastructure (power, ICT/fibre, water) already built in the Activation Area, a coastal location that supports seawater desalination for cooling once the 200 MLD plant lands, an adjacent solar park for the 51% green-power mandate, and a state policy that now treats data centres as an incentivised essential service. REPORTED The semiconductor plus data-centre plus green-power co-location is a coherent digital-industrial cluster story.

Honest caveats, not buried: current desalination is only ~20 MLD, the 200 MLD plant is at consultant stage, 7.5 GW of demand needs far more renewable and grid capacity than today's ~300 MW on-site solar, and most big rupee figures are announcements. REPORTED

How does Dholera compare to Amaravati?

They are different kinds of city. Amaravati is Andhra Pradesh's administrative capital on the Krishna riverfront (~217 sq km core), driven by government administration and rebuilding after delays. Dholera is a greenfield industrial smart city (~920 sq km planned, ~422 urban) driven by the DMIC, semiconductors, solar and logistics, anchored by real private industrial capital (Tata fab, Tata Power solar). DURABLE We stay neutral and do not rank them; the factual difference is administrative-capital versus industrial-manufacturing city.

How does Dholera compare to Naya Raipur?

Naya Raipur (Atal Nagar) is Chhattisgarh's administrative capital, with built infrastructure but low organic activity, driven by government tenancy. Dholera is a much larger industrial smart city driven by private industrial anchors and the DMIC. DURABLE Unlike administrative capitals that depend on government offices, Dholera's thesis rests on real industrial capital and a manufacturing base. We present this neutrally, without ranking either city.

SourcesDholera SIR official & reference 2026
What are Dholera's genuine firsts?

The defensible ones: home to India's first major commercial semiconductor fab (Tata Electronics + PSMC), the strongest first. DURABLE Pre-installed underground trunk utility corridors built before above-ground construction, the plug-and-play model. REPORTED Run by a City Integrated Operations Centre as its digital backbone. REPORTED The flagship, and often cited largest, node of the DMIC. DURABLE

We avoid the disputed ones: 'India's first smart city' is marketing (GIFT City is the first operational greenfield smart city), and an 'IGBC Platinum industrial smart city' claim circulates but is not verified against a primary source, so we do not present it as a confirmed first.

What does plug-and-play infrastructure mean in Dholera?

It means the underground trunk utilities (power, water, gas, ICT and fibre ducts) are built before above-ground construction, so a plot comes with services already at the boundary. REPORTED In the Activation Area this includes a 50 MLD water plant, ~72 km of internal roads, recycled-water and effluent networks, and the ICCC command centre. How does N.A. conversion work in Dholera?

Agricultural land must be converted to Non-Agricultural (N.A.) before legal construction. Land inside an approved Town Planning scheme is treated as N.A. by Gujarat rule, so plots in a sanctioned TP scheme carry that status. DURABLE For land outside a TP scheme, N.A. conversion is a separate approval you should confirm is completed before buying. Do not rely on a seller's claim; verify the N.A. order.

DSIRDA layout (or plan) approval means the plotted scheme's layout has been sanctioned by the authority. I am a first-time buyer. How should I approach Dholera?

Start with the sourced basics on this site, then do document-first due diligence rather than chasing a deal. For any specific plot, confirm: the GUJRERA number (verify it live on the portal), N.A. status, DSIRDA layout approval, and clear title (7/12, 30-year Encumbrance Certificate, title chain on AnyROR). DURABLE

Prefer verified plots inside the SIR over roadside agricultural land marketed as 'in the SIR', get the full all-in price in writing, budget stamp duty (~4.9%) plus registration (~1%), and treat any 'assured return' pitch as a warning sign. Independent legal help is worth it. This is guidance, not advice, and we do not sell plots.

I am an NRI. How do I invest in Dholera from abroad?

NRIs and OCIs can buy residential and commercial property (not agricultural land) under FEMA, paying through NRE or NRO accounts. DURABLE The extra care for a remote purchase is verification: since you may not visit, lean hard on independent legal due diligence of the specific plot (RERA number, N.A., DSIRDA layout, title, Encumbrance Certificate), and get the all-in price and payment schedule in writing.

On exit, sale proceeds are repatriable within RBI limits (generally up to USD 1 million per financial year), TDS applies on the sale, and a section 197 certificate can reduce it. Should I look near the Activation Area or near the airport?

We do not recommend zones, but on fundamentals the pack flags proximity to the Activation Area (where trunk infrastructure is built first) and to the expressway, airport, central spine and rail as value drivers. DURABLE Many projects market an 'aero' or airport-proximity angle; since the airport is still a target, weigh airport-linked pitches against the airport's target status. Should I buy residential, commercial or industrial in Dholera?

We do not advise which to buy. Factually: residential plotted schemes are the most common retail offering; commercial plots exist in and near the City Centre and airport zones; industrial land is largely allotted by the authority (DICDL) at scale rather than sold as small retail plots. REPORTED Each has different approvals, pricing and buyer profiles. Match the type to your own purpose and verify the specific plot's zoning, RERA and title. Not investment advice.

SourcesDholera SIR official & reference 2026
What does something like FP 558 or TP 4B2 mean in a plot listing?

These are the official land references. TP 4B2 identifies the Town Planning scheme and sub-block the land sits in, and FP followed by a number is the Final Plot number assigned when the scheme reconstituted the land. DURABLE Seeing a real TP and FP reference ties a marketed plot to a sanctioned parcel, which is a good sign; you can then verify that FP against the sanctioned layout and title records.

SourcesAggregator listings & Gujarat norms 2026
Some projects offer guaranteed rental or assured returns. Are they safe?

Treat guaranteed-rental and assured-return offers with strong caution. No government source guarantees appreciation or rental in Dholera, and the fact pack flags assured returns as speculative marketing. DURABLE A promised fixed monthly return on an early-stage plot depends entirely on the promoter honouring it, which is a risk on top of the land itself. Verify the underlying plot (RERA, N.A., title) independently and do not let a return promise substitute for that. Not investment advice.

REPORTED Keep the framing honest: the 7.5 GW and the Rs 6 lakh cr are state-wide targets, not Dholera-committed capital, and delivering that load depends on the pace of desalination and renewable build-out. The clearest confirmed Dholera anchor is the L&T-Vyoma agreement.

What are the official sources for Dholera information?

The primary sources to trust: dholera.gujarat.gov.in (official SIR site), nicdc.in and the NICDC delivery-monitoring report, PIB press releases (fab and rail), the CEA Solar Parks quarterly, gujrera.gujarat.gov.in (RERA), and AnyROR Gujarat (land records). DURABLE Company pages (Tata Electronics, Tata Power) confirm their own projects. Broker and portal sites are useful for listings but not for verifying facts, prices or claims.

Is Dholera good to actually live in, or only to invest?

Today Dholera is much earlier as a place to live than as a long-horizon land play, because residential habitation is still limited while the city is in build-out. REPORTED The livability vision (green grid, close-together zones, ICCC-managed utilities) is real as a plan, and the Activation Area carries the trunk infrastructure, but a fully populated residential city does not exist yet. If you want to live there soon, weigh current on-ground services carefully. Not advice.

Why is so much of Dholera's land not developable?

Of the ~920 sq km planned, about 580 sq km is developable and ~422 sq km is set for urban development, because a large share of the coastal land falls in the Coastal Regulation Zone and other buffers (green belt, agriculture, village buffers). REPORTED The CRZ share (about a third of developable land) limits where construction can happen, which is a real planning constraint, not a marketing footnote.

Are companies like Toyota or NX Logistics in Dholera?

These appear in the wider Dholera/NICDC investment coverage: NX Logistics India with a total commitment of about Rs 86 cr (~400 jobs), and Toyota Group with over Rs 1,700 cr across NICDC nodes (not Dholera-only). REPORTED They are part of the 'over Rs 1.5 lakh cr confirmed private investment across the Dholera/NICDC pipeline' figure, which blends Dholera with wider corridor nodes, so we say pipeline, not Dholera alone.
